Medley is a well-established industrial municipality located about 13 miles northwest of Downtown Miami. Over the past two decades, Medley has seen an explosion of new Class-A development as land in Airport West has become more scare and increasingly expensive. The region runs southwest along US Highway 27 from its intersection on NW 74th St. (W 21st) and the Florida Turnpike. Businesses in the region have great access to the 826 Palmetto Expressway, the Florida Turnpike, and US 27. The infrastructure and access continues to improve as NW 87th avenue now connects from Okeechobee to Doral. The area is a 7-mile drive from the MIA and a 14-mile drive from the Port of Miami. Medley is one of the few submarkets in Miami that has industrial properties with access to the FEC Rail.

The best part about operating in Medley is that it is almost exclusively an industrial town. The city generates large revenues from property taxes on industrial facilities and knows how to accommodate and work with businesses in the area. There are fewer residents and therefore less residential traffic. Still, the nearby areas of Hialeah, Miami Springs, and other unincorporated areas provide ample housing options and labor for the many companies in the area.

Industrial real estate in Medley is a combination of large, multitenant, dock-height distribution facilities and older street-level manufacturing buildings. Older properties in the area are mainly for manufacturing or distribution and are typically under 30,000 square feet. The newer structures feature larger spaces and are primarily used for storage and distribution. The total supply of industrial space in Medley has greatly increased over the past 10 years. Newer projects include FirstPark Miami, Miami 27, and South River Industrial. Properties here serve as a distribution hub for the tri-county area, which is why over the past twenty years, the region has been steadily switching from heavy industrial uses to more big-box distribution and logistics warehouses. This change is most evident in the northwestern portion, which features a lot of the business parks and distribution infrastructure.
