Opa-Locka is a city in Miami-Dade County, about a 15-mile drive north of Downtown Miami. The city is north of Hialeah and Westview, east of Miami Lakes, south of Miami Gardens, and west of Golden Glades. The industrial areas of Opa-locka have great access via the Gratigny expressway (FL-924) and I-95. The area serves as an excellent alternative for those looking for a warehouse facility in Miami, but at a more cost-effective price than warehouses located in Doral and closer to Miami International Airport. 

Most of the properties in this area are either older big-box warehouses and distribution facilities or street level manufacturing facilities. However, in the past few years new Class-A projects such as Centergate at Gratigny, Eastview Commerce Center, and Carrie Meek Distribution Center have been built and very successful. Amazon recently opened its brand new 800,000 SF distribution center in Opa-locka next to Opa-locka Airport. Of note is Gratigny Logistics Center, which is a new project set to break ground in 2020. These new industrial parks offer attractive locations for tenants looking to do business primarily on the eastern side of Miami-Dade County.

While there are some deals to be had in industrial properties in older parts of Opa Locka, buyer beware because the City is in dire financial straits and this can have repercussions for businesses located there. Many of the new business parks are located within unincorporated Miami-Dade and not within the city limits of Opa Locka.
