The submarket features older, smaller warehouse buildings with lower ceilings along the Palmetto Expressway and the beginning of I-75. It also features brand new, class-A developments for distribution and logistics as you continue northwest sandwiched between the Florida Turnpike and I-75. 

The City of Hialeah annexed large swaths of unincorporated land from the County, and it is now being developed as both residential communities and large-scale industrial parks, such as Countyline Corporate Park, Midpoint Miami Logistics, and Beacon Logistics Park. A large portion of the new development and new construction of industrial product in Miami-Dade is taking place in West Hialeah. Nearby, the American Dream Miami is a proposed megamall and entertainment complex that may come to fruition in the next five years. Investments in West Hialeah will pay large dividends in the future if the investments can be held long-term. This is one of the few areas of Miami where investors and users can still find large land sites for development.
